The Rockport Community Land Trust creates affordable housing for working families.

It is no secret that greater Boston property values have soared beyond the reach of many; on Cape Ann, this phenomenon has occurred in exaggerated form. Of the 20 current Rockport real estate listings, the average home price is $1,200,000—a typical three-bedroom home on 12,000 square feet of land (in the woods—not ocean front) is listed for $1,500,000. Data indicates that the above picture will only worsen 2022 over 2021, despite rising mortgage rates.

Formed in early 2021, the Rockport CLT working group came together to address the urgent need for affordable housing in Rockport. Harborlight Community Partners already operates two affordable housing properties in town targeted for seniors; they have begun construction on a third property that will feature 23 affordable studios for seniors and two multi-bedroom family units. The Rockport Housing Authority operates Millbrook Meadow apartments, a property focused on local low-income seniors.

Given these existing options, while by no means sufficient to meet the need, the Rockport CLT working group decided to focus on creating affordable housing options for families. This goal reflects the desire of members to ensure that the town remain a diverse, dynamic family- friendly community where all can thrive, including schoolteachers, police officers and town employees. Specifically, the Rockport CLT seeks to create an inventory of homes in Rockport that serve as sustainable, perpetual income-affordable residences for qualified first-time home buyers.
